Plans and what they unlock

Planning Constraints has one free tier and four paid ones. Every tier includes everything below it — Pro includes the Site Report Pass's features unlimited, Team includes everything in Pro for five people, and so on.

Free — £0, forever​

No account, no card, no limit on how many checks you run:

  • Unlimited interactive searches across 50+ constraint datasets.
  • Point-and-radius search up to 50 m around your pin.
  • Nearest-constraint distance shown even on a clear result.
  • Role presets, geolocation, and drawn boundaries up to 0.25 ha.
  • A preview of the Land Registry parcel outline at your pin.
  • Shareable survey links, and site comparison (beta).

Site Report Pass — £9.99 one-off, per address​

Bought from the report panel after you've searched an address in the tool — no account or subscription needed. Unlocks, for that one address, for 30 days:

  • Whole-parcel and drawn-boundary surveys, not just a small circle.
  • Wide-area search radii, from 100 m up to 500 m.
  • The Full Survey Report as a PDF, including AI-generated digests of relevant council documents (conservation area appraisals, Article 4 directions, TPO schedules).
  • Every export format: CSV, Markdown, copy-as-table, and email.
  • A hosted, shareable report page with a QR code.
  • The permitted development quick screen and the full distance table.
  • Re-export as many times as you like within the 30 days, so adjusting the pin or radius doesn't cost you again.

Good for a one-off purchase, a single extension, or advising on a single property.

Pro — £19/month (or £190/year)​

Everything in the Site Report Pass, for unlimited addresses, plus:

  • Additional Pro data layers: surface water flood risk, SSSI impact risk zones, nutrient neutrality catchments, groundwater source protection zones, the historic flood map, statutory main rivers, and planning application history near the pin.
  • A saved sites portfolio with weekly monitoring — re-runs the survey and alerts you when something new appears.
  • GeoJSON and KML export for QGIS, ArcGIS or Google Earth.
  • Compare up to 4 sites at full survey depth.
  • One licence key that works on multiple devices.
  • Priority email support.

Team — £49/month (or £490/year), 5 seats​

Everything in Pro, for up to five people on one shared workspace:

  • A shared site pipeline — stages, assignees and comments on sites your practice is actually working.
  • Free read-only guest access for clients and outside consultants — guests don't use a seat (up to 25 guests per workspace).
  • Branded reports and client portals.
  • Individual sign-ins, so you can see who changed what.

Team is the one tier that needs an account (see Licence keys and accounts) — the free checker and the Site Report Pass stay completely account-free.

Practice — £99/month (or £990/year), 15 seats​

Everything in Team, for up to fifteen people, plus the three things a practice outgrows Team for:

  • Bulk CSV screening — 500 rows a month included.
  • API keys, so constraint screening runs inside your own systems — 1,000 screens a month included.
  • A white-label client portal: your logo and colours, with the "Produced with Planning Constraints" credit removed from what clients see.

Data attributions (planning.data.gov.uk, Historic England, Natural England, the Environment Agency, HM Land Registry, and the Open Government Licence notice) are licence obligations, not branding — they stay on every report and every portal page at every tier, white-label included.

  • Checking one property before you buy or extend it → Site Report Pass.
  • Screening sites regularly on your own → Pro.
  • A small practice sharing a pipeline and sending clients reports → Team.
  • A practice that also wants bulk screening, an API, or its own branding on client portals → Practice.
