Generating a report

The interactive checker is free, but turning a check into a document you can file, print or send to someone else — a Full Survey Report — needs a Site Report Pass, Pro, or a Team/Practice seat.

What's in a Full Survey Report​

Everything the checker found at the address, as a professional PDF:

  • Every entity from every source checked, listed in full with its distance from your pin.
  • Plain-English "what this means" notes for each finding.
  • Recommended next checks.
  • AI-generated digests of relevant council documents — conservation area appraisals, Article 4 directions, TPO schedules.
  • Residual checks for categories that came back clear.
  • The underlying data as CSV, Markdown, or a paste-ready table.

Generating one​

  1. Search the address in the tool and run a check as usual.
  2. Open the report panel and choose Full Survey Report.
  3. If you don't already have access (Pro, Team, Practice, or a Site Report Pass covering this address), you'll be prompted to buy a Site Report Pass (£9.99, one-off, no account needed) — see Plans and what they unlock.
  4. The report generates as a PDF. You can also export the underlying data as CSV, Markdown, or copy it as a paste-ready table.

Choosing your search area​

A free check sweeps a small circle. A report can instead cover:

  • A wider radius — 100 m up to 500 m.
  • The whole registered parcel — the Land Registry title boundary at your pin, tested for intersection against every national dataset, with the remaining sources swept in a circle that fully contains it (so a designation clipping the far corner of a large garden or paddock is still caught).
  • A boundary you draw yourself.

Parcel boundaries are HM Land Registry index polygons — indicative, not precise legal boundaries.

Re-exporting​

A Site Report Pass covers one address for 30 days, so if you adjust the pin or the search radius after your first export, you can regenerate and re-export at no extra cost within that window. Pro (and above) has no such window — reports are available for as many addresses as you like for as long as your subscription is active.

Hosted report pages​

Every report also gets a hosted, shareable page with a QR code — useful for printing onto a site board, or sending a link instead of an attachment. See Sharing reports with clients for the difference between a single hosted report link and a full client portal.

Attribution​

Every report carries the data attributions its sources require — planning.data.gov.uk (MHCLG), Historic England, Natural England, the Environment Agency, HM Land Registry, and the Open Government Licence notice. These are licence obligations to the data providers, not our branding, and they're never removed, even on a white-labelled Practice report.
